Costa Rica's tropical environment is demanding. Humidity, salt air, insects, heat and intense rainfall create problems that are often invisible until they become expensive. An inspection by someone who has built here — who knows what's behind the walls, under the roof and inside the drainage — is a fundamentally different service from a visual walkthrough.
The biggest thing most buyers don't think to ask about is the hidden systems. They look at the view, the pool, the kitchen, the furniture, and the finishes. I look at water, electrical, septic, drainage, roof details, moisture, structure, access, and whether the house can actually survive being lived in here.
In Costa Rica, I always want to know: Where does the water come from? Where does the wastewater go? What happens in heavy rain? Is the electrical system safe and grounded? Are there moisture problems hidden behind finishes? Is the roof detailed for tropical rain and wind? Is the septic system real or just something buried in the yard? Can service people actually maintain the systems later?
A house can look beautiful and still be a very expensive problem. My job in an inspection is to find the things the buyer wouldn't know to ask about until after they own it.
