With 25 years of experience building homes in Canada, Costa Rica, India, and the Philippines, one thing we consistently deliver is quality. Over the past five years of building in Costa Rica, we’ve seen firsthand that the work of some builders doesn’t always meet the expectations of clients moving here. That’s why we took on the responsibility of being a builder that focuses on quality and reliability. However, every day we get calls from people working with other builders, seeking advice and assistance. So, Starting in 2024 we are offering quality control, home inspections and construction inspections. These services are available to everyone not just clients building with us.
Inspections:
Inspections will include a report and photos. We offer inspections as a single visit or as a on-going weekly procedure. Either way, you have peace of mind knowing the work being done in your absence, is carried out to expected standards.
Job Supervision:
For those looking for more hands-on support, we offer full job supervision. This means either myself or one of our experienced builders will be on-site daily, overseeing the entire build. We’ll keep an eye on everything, from accurate measurements to ensuring the electrical and plumbing systems are installed correctly. Our goal is to make sure you end up with a safe and well-built home. We’ll provide weekly updates with photos and report any issues we come across.

Artesian Water Wells
At Quality Homes by The Black Sheep, we take great pride in our artesian well construction team. They’re not just skilled—they’re among the best in the business. What really makes us stand out is our knowledge, expertise and experience in digging artesian wells. We’re also one of the few companies in Costa Rica that’s fully licensed to handle explosives, which allows us to tackle tough terrain and get the job done right.
Our team isn’t just about building wells; they’re thoroughly trained in finding the right spots and using explosives safely when needed. When we first started looking for well crews, we saw many relying on basic tools and lacking proper safety measures. It just wasn’t the standard we wanted for our clients. So, we put together our own team—one that’s fully equipped and knows exactly what they’re doing.
Since we only build a limited number of homes each year, we also hire out our well-drilling crew. So, whether you’re building with us or just need a reliable team to handle your well, we’re happy to help. Quality, safety, and getting it done right are at the heart of everything we do.
Septic System Installation
Quality Homes by Black Sheep offers custom septic system design and installation to meet the specific demands of Costa Rica’s unique environment. We also perform comprehensive inspections on new systems and plumbing to ensure everything is done right, with a focus on preventing the common issues many systems here face.
In Costa Rica, poorly constructed septic fields often lead to frequent problems. Systems are often undersized, improperly sloped, and lacking adequate venting. At Black Sheep, we address these issues head-on, designing and building three robust septic solutions tailored to withstand Costa Rica’s conditions:
BioNest System
This Canadian-inspired system is designed to treat wastewater effectively, providing end-stage water that’s safe for irrigation. It’s a sustainable option that brings added value to your landscape while keeping your system running smoothly.
Gravity-Fed System
Common in North America, this system uses a two-chamber tank (concrete or plastic) leading to a leach field. Ideal for areas without groundwater concerns, this option works well in drier seasons but may struggle in Costa Rica’s heavy rains if soil saturation is an issue.
Mound Pump System
Built for durability and performance, the Mound Pump System is highly effective in high-rainfall areas. Wastewater is pumped from a two-chamber tank to an elevated leach field within a soil mound, offering excellent drainage and ensuring worry-free operation year-round.
Hydro Seeding & Erosion Control
At Quality Homes by The Black Sheep, we have over 20 years of experience helping protect land from erosion and sliding. One of our key methods is hydroseeding, which not only controls erosion but also allows us to choose what grows on your land. Our go-to seed is dwarf fescue—a special type of grass that stays under 12 inches in height but develops roots that extend more than 10 feet deep. This makes it an ideal choice for holding the ground securely in place.
We also offer custom seed mixes that not only stabilize the soil but also provide nourishment for wildlife. If you’re interested in this, just ask, and we’d be happy to explore options tailored to your needs.
